Market Square at Frederick consists of approximately 198,000 square feet of retail shops and Offices and is one of the largest site development projects within the City limits in recent years. The residential component includes approximately four hundred fifty (450) residential units in a mixed variety of single family, detached garage townhomes, integrated garage townhomes, two-over-two “stacked” townhomes, apartment units, and live/work units. The project is designed in a true neotraditional fashion incorporating Main Street two-story elements into the retail sections and providing trademark residential streetscapes reminiscent of traditional “town-center” development. The project was particularly challenging due to its moderate topography and the clients desire to create the density of a Town Center. The Town Center concept was at odds with the rolling hills, several existing overhead high-power utility lines and the presence of an on-site drainage ditch which was determined to be a jurisdictional resource by MDE/USACOE. Major infrastructure improvements included extensions of off-site public water and sewer lines, creation of an off-site forest conservation bank and improvements to Wormans Mill Rd., Routzahns Way and MD Rte. 26 as mitigation for APFO impacts.
