The mixed-use development includes 37,000 sf of retail space and a 6,000 sf standalone restaurant fronting York Road and accessed off a service road. The majority of the site, including the parking lot, was once a large warehouse and manufacturing facility for A&A Global Industries. The large retail building was once a part of the warehouse and has been saved and renovated. DMW provided county permit processing, civil engineering services through the PUD process to the development team for the mixed-use project. DMW also developed drawings for a community outreach program showing proposed vegetative screening for adjoining neighbors.
Attempting to save as much of the original site was a challenge as existing underground stormwater management storage had to be retained and made to work with the proposed improvements. The retaining wall along the front of the site was existing and it was designed to retain as much of the wall as possible. Within the wall there is a small underground room that used to house a fire pump. The room was repurposed to shelter a backflow preventer. When obtaining County approval of the decided commercial mixed use project, DMW assisted the development team through the Baltimore County Planning Board and Administrative Law Judge (ALJ) hearings as the property maintained a unique MR zoning classification. Once approved, DMW obtained Development Plan approval and assisted in the building permit application process.
