Project Summary

Comprised of 60 single-family detached dwellings in Middle River, MD, the site is approximately 42 acres which includes a large, almost 2 acre Open Space parcel centrally located on the site. About 12 acres of the site were set aside for Forest Conservation and contain a large wetland system. DMW was responsible for the County Development Process, Floodplain Study, Mitigation design and permitting, Construction Documents, Permits and agreements, Entrance design, and stakeout. All of the stormwater management (SWM) for the site was provided within one micro-pool facility and a few small grass swales.   The topography of the site made it difficult to provide sanitary sewer service as well as providing an adequate outfall for the SWM facilities.  As such fill was utilized to maximize the number of lots that could be served by gravity sewer verse sanitary grinder pumps.  In addition, fill was utilized to provide adequate outfalls from the SWM facilities. Once a home builder was identified the plats and construction drawings were revised into 3 phases for construction.
